We differ, the market will decide on the value.. €50k a unit is peanuts for a ready to go development. It’s almost that even in rural towns for zoned land with no planning or even services at hand!While I would love that it went for that I think you are being very very optimistic. Kilbarry is not exactly a great location and 50 to 60k is very high per unit site cost esp when you look at the type and size of units proposed. I think 10-12 million is much more realistic. LDA have a huge landbank there already and the City Council have major development planned up the road. Not sure what interest either would have in it.
As for the LDA as Im sure you know they are fully funded to get involved in as many developments as possible in good locations with population density and services to solve the housing crisis. This is the method the government has decided to use to solve the housing crisis, rather than incentivizing the private sector.
