I didn’t say that it’s worth €20m at all
I did say if it comes through planning intact it will “go close” to clearing the boi debt. 320 units at €50-€60k per unit is in the €15m-18m people are talking about..
The Land Agency will buy that site, guaranteed, maybe in partnership with a builder.
While I would love that it went for that I think you are being very very optimistic. Kilbarry is not exactly a great location and 50 to 60k is very high per unit site cost esp when you look at the type and size of units proposed. I think 10-12 million is much more realistic. LDA have a huge landbank there already and the City Council have major development planned up the road. Not sure what interest either would have in it.

We differ, the market will decide on the value.. €50k a unit is peanuts for a ready to go development. It’s almost that even in rural towns for zoned land with no planning or even services at hand!
As for the LDA as Im sure you know they are fully funded to get involved in as many developments as possible in good locations with population density and services to solve the housing crisis. This is the method the government has decided to use to solve the housing crisis, rather than incentivizing the private sector.
 
Mayo and Galway GAA are the only counties in trouble with the Revenue regarding under the counter payments. Cork are apparently squeaky lean.
 
Going to be drama if they start going after the refs to pay tax on their match fee or start asking divisional boards for records of what refs were paid for last few seasons.
I know my own club would have definitely paid a lot of Cul Camp coaches cash as I presume plenty others did too, that seems to be attracting a lot of attention
