People need somewhere to rent or buy and the property is just not there and I have always argued that we should be building all types of housing (student apartments, apartments, pensioners gated communities, mansions and whatever people desire)

Not just social housing and this lack of homes will only have a societal knock-on for decades.

You are amazing at identifying the problem (like we are all unaware) and you will always fully ignore all the clearly identified issues that delay the delivery of new homes etc. when pointed out to you as all you want to do is blame politicians in office.

They've had 10+ years to try sort it and trying to praise them now for being a bit better this quarter than the horrendous sh*t show they oversaw in previous quarters isn't fooling anybody.

500 Mortgage drawdowns means fcuk all. There are no bloody houses you gobshite. 11 years of underinvestment, 12,000 homeless, not including couch surfers, those in direct provision, and a deficit in supply of 250,000 houses are all bloody facts. The scumbags have destroyed the housing market.

You didn't answer the question. Why are people drawing down mortgages then?
 
The prospect of home ownership is out of reach for couples on modest incomes and more over for single people, that's not to say that houses aren't being bought and sold, people will always be trading up or down or offloading rental properties for various reasons.

Could a single nurse or garda based in Cork city afford to buy a house in the city now? I'd say not, unless they get a dig out from their parents, but what about those who don't have parents in a position to help them to put together a deposit? Their only option is to rent out long-term with no hope of saving for a deposit, the game is rigged in favour of the wealthier section of society, lets not pretend otherwise.
