The only thing that will ease the logjam in supply is a total planning reform.

We've had a succession of Housing ministers led by the nose by senior civil servants when it comes to planning policy.


This is just going to roll on and on.



The fixation on an eviction ban is quarrelling over a sticking plaster when the patient is bleeding out.
No, you are wrong, planning decisions need to be made faster so that good developments, that will make a genuine contribution to easing this government made crisis, can go ahead whereas bad developments, which will lead to further problems down the line, can be stopped.

Bad actors want to push through an easing of planning regulations, to their advantage, on the back of this crisis, the public needs to be aware of that and not be fooled by shills such as Michael McDowell, Hank Scorpio and Stacey.

As far as I can see Verona Murphy Ind TD Wexford is the only TD that really understands what's needed to sort the supply problems.

There's not a lot that Government can do about external factors.

But it can tackle 2 major problems

Viability wrt planning policy

and

Costs and delays wrt planning procedure

Government planning policy has focused on higher density. Going upwards instead of outwards hasn't been viable for 6/7 years and Government has now produced a draft of new policy and admitted its flawed policy
But typically the new policy is even worse than the old. It will not allow viable development in most areas.

The efforts at reducing cost and delays in the planning process have been painfully slow and inadequate in the worst housing crisis in history.

This is 'Yes Minister' politics at its worst

The alternative - The Shinners are just a bunch of populist gangsters but unfortunately it'll take one term in office to demonstrate just how bad their policies will be.

The thought of the Shinners taking control is horrific

The Govt could also help on the tax/vat side, provision of utilities, visas for foreign workers. How many schemes are trapped in An Bord Pleanala as well as judicial review.

Local authorities as the biggest landlords leaving homes vacant or derelict is another huge issue as well as state land lying idle.

The Shinners will only inherit the exact same focked up system anyway so they are equally goosed with landowners/property owners just sitting out 5 years until they are out of office.

Cullinane has already said it will take a minimum of two terms in office to sort health, same will be said of housing, The only way they will be in office
is with FF, And then they will say FF blocked them from implementing their policies,

Provision of utilities is definitely one to look at. The Irish Water capital spend programme is stopping schemes with planning permission progressing as you can build away but you will not get a connection at the end meaning you cannot have anybody occupy the units. There are entire areas sterilised by this at the moment - funding would unblock* the issue
