The Action Plan for Housing.

People would accept a reasonable fixed rate domestic charge IF they were guaranteed a certain quality of service and quality of drinking water imo and don't mind this charge per litre bollocks.

The messaging was brutal the last time around and scared people off.

From a government pov, they had obviously figure in mind to raise via water rates at the last attempted introduction , well 30%-40% of x amount is still far higher than zero.

The infrastructure is a disgrace and will only get worse. It needs to be sorted.
Tbf, UE are working on the infrastructure. And charges are on the way
 
To meet the 300k houses by the end of 2030, they need to deliver 50k houses a year.

That means they need to come up with another 25k houses in the final quarter of this year or else they're already behind on targets.

It actually annoys me how ridiculous these plans are. The document is 108 pages long and probably cost tens of thousands to make, and it is just full of nonsense

We’re flat to the mat on site now trying to finish off social housing units for developers in the City. Serious pressure on last few months to deliver.

These units will be finished, turn-key standard and then will be left idle til next july/august then.

The developers do a deal with housing bodies (Cluid, Respond, Tuath etc). The government are literally desperate to get these houses on to the 2025 books as being units delivered.

There was a huge push on last year as well. Major pressure to get units ready for snagging by the council around week 48.

Council engineer rocks up at 2pm on the friday to snag 24 houses. Looks into one house, asks “are they all as good as this one? They’re too good for the cunts” and signs them all off.

None were occupied before June.

Infuriating stuff really.

He probably has kids living at home who are working in decent enough jobs but can't afford to buy and obviously have zero chance of getting a Council house. The system is f*cked.

There are only a few engineers in City Council who sign off on those houses!

It’s the council that’s under pressure, they have to get the capital spend signed off before the end of the year, which is why everything gets pushed into week 48.
And if the council doesn’t sign off in time, the developer is in trouble too. No sign-off means no payment and they still have to pay subs, suppliers and the bank etc

People also forget that councils don’t build houses anymore. Nearly everything is outsourced. The private developers set the price, handles the building, maintenance and repairs

Like look at the cost of Bishop Lucy Park, fucking astronomical for what it is, all designed and constructed by private companies

Direct provision by Councils is long gone. Their job now is to engage with the private sector through public procurement. Most public sector engineers hate their job, which is primarily to try & stop the likes of BAM from screwing the system rather than building things directly themselves. It's a seriously f*cked up system.
