Rory Hearne said in that clip that the housing policies of FF and FG have brought us to where we are now, this is an indisputable fact.

Hearne doesn't have any solutions. He wants to set up a state building company ffs.

Like that won't end up being a bottomless pit of costs and waste lol.

Look up cost per sqm of new apartment builds in Ireland, factor in soft costs.

Then look at the cities subsidy and come back to me with how apartments just don't stack up outside these areas.

Yeah, I actually agree with your last point, the extra costs like land, council levies, Irish Water, Part V and finance are increasing the total cost. But if you think that extra insulation and heat pumps are sinking projects, well thats just nonsense. New builing regs are actually increasing the value of each unit.

Nonsense, the building regs only add about €10k to 15K to the cost of building a new unit on average. But A-rated units will sell for 10% more, so they're actually more profitable not less.

A Heatpump costs €4.3k zoned smart heating controls, €300, UFH downstairs, aluminium rads upstairs, €2,400, ensuite, main bathroom, downstairs WC, fully pumped plumbing system €2.5k

Labour €6k total €15.5k ex-VAT


Old way = gas boiler, <€900, 120l copper tank €150, gravity fed plumbing €300, steel radiators upstairs/downstairs (€400), ensuite, main bathroom, downstairs WC €1,300

Labour €6k total €9K

Insulation specs (roof/wall/attic) MVHR, Air tightness membrane, smoke alarm regs, PV,Car charging ports, increased U-Values for windows and doors etc all to be factored in yet.

Thats just a regular 3 bed-semi.

Don’t get me started on apartments with fire regs, dual aspect etc.

To say building regs haven’t had a significant impact on business costs is totally at odds with my own experience tbh.

Developers cleaned up during the celtic tiger. There’s no developers today making the margins they did 2000-2007.

The Children's hospital is also a bottomless pit of money, done by a private contractor.

We had 1000s and 1000s of houses built by the state just a few generations ago. This thing about private contractors always being efficient while all state run projects are bottomless pits is nonsense.

Not trying to be argumentative either, but surely be to God there must be some way to bridge the gap. Recently on Ireland AM there was some journalist saying that the government's only idea is tax breaks for developers. He said this was despite developers telling the government the main problem was planning laws, not tax breaks.
