This rhetoric about rising House prices is a complete fallacy. Prices are actually falling at the moment but the media don't want to tell you that as the government need to make it look like we have a housing shortage to take attention away from other policy failures

People often forget that when changing your home, as long as you buy and sell almost simultaneously under similar market conditions, then the state of the market is almost irrelevant.

Too true, just gone sale agreed for higher than expected but the new build we're going for came in at higher than expected as well, still coming out up a bit as new builds haven't increased as fast as second hand.

A 20% increase on a €300k home is €60k, the same percentage rise on a €600k house your trading up to that rose by is a €120k rise, so you’re now coming up with €60k extra to trade up, relativity definitely comes in to it!
