Spacious and gracious living
In mint condition
Short walk into town
Direct buses to Wilton / CUH / MTU
Good location to live - lots to like around Luke's Cross
Great choice of excellent schools - all walkable
Very good supermarkets in Ballyvolane - easily reached
Raised up on an elevation above Ballyhooly Road - so it's probably quiet

Minuses -
No vehicle access, not even to the front gate
Must climb a fair few steps to access (PITA with shopping / a bicycle / whatever)
Small front garden only - nothing at the back
Vertical living - lots of stairs to negotiate all the time - hardcore stairlift installation will be required at some point in your decline
Top floor has two bedrooms but no jacks
Nowhere to park
€595k is a high price (might end up going for €550 - €570 though)


Edit - one other plus - like all houses in that part of the city, it's built on elevated, solid rock - never any worries about underpinning or flooding / drainage

Its a buy for a builder who could get it turned around in between other jobs, you'd flip it for a nice profit once its turnkey as its only a stones throw from the new Children's Hospital

I bought it for £520k in 2021, spent maybe £80k doing it up.

The estate agent reckons she'd sell it for £750k tomorrow.

In fucking Bangor, Co Down, the town is a massive dump too.
