Buying a gaff

My boss was very excited a few weeks ago when a house she’s buying went sale agreed.

I asked here where the house was.

Now I'm conscious that most posters here live in their parent's attic, but there are probably a few who have hopped on the property ladder.

My question is as follows.

How much would you want to be setting aside for "costs" such as solicitors, valuations, and any other shit that might not be immediately obvious?

It's all well and good to find a house and say €500k, perfect. But there must be a fair bit of extra cash required on the side is there?

Any smart comments will see you immediately removed from the guestlist for my housewarming party. Unless you're Matlock, who is always welcome to call round for a cuppa.

Solicitor = €2500
Condition Survey = €500-750 depending on the property
You’ll also have to pay surveyors for the bank etc so stick another €500 aside for that

That's not too bad. A friend of mine is in the process of buying a gaff in Portarlington and the costs he's rambling on about are scary. He's moving back from Amsterdam so I suspect that he's just spending a rake load on hookers and passing the cost off as fees associated with the gaff.

We're looking for a three bed. I have insisted on a "me" room which I plan on very elaborately decorating with music and sports stuff.

Ever see those gaffs with sex rooms/dungeons?

How would you even go about getting one of those built lol. Into Caseys furniture or somewhere, "how's things, could you bring over a few sex slings and a cage please"
