I had a qs when doing an extension toilet and small utility room to my house. 10 years ago. The cost was app 70k.
No changes but had to leave out some things to keep it at 70k as he had to put in a small window in a toilet which initially I said we would not do. However he said he would do a flat roof instead of a hip roof to balance the books. It is now leaking.
I decided to do a patio 20 x 20 basic finish no quotation as I thought it was a basic job.
He covered over the manhole hopefully I won't need to access it.
Got a bill of 19 k.
Got my QS on to it he said 10/11k would be a price for a job like this.
Discussion began . He came back to me and said to avoid it going to court pay him 15k.
I paid it and paid a further 2k to the qs.
I asked for some paperwork he said that would cost extra for to his fee.
I heard through the grapevine that my qs got 1k cash from the builder. I found out that he also prices work for the builder on other jobs.
